Your Property, More Potential: ADU Construction in LA

Adding an ADU to your property is one of the smartest investments you can make in Los Angeles right now. Whether you need extra space for family, want to generate rental income, or just want to increase your property value, an accessory dwelling unit gets it done.

At Luz Builders, we have been building ADUs across Los Angeles and the San Fernando Valley for over 11 years. We handle every step from design and permits to construction and final inspection. You get one team managing the entire project from start to finish.

We are a family-owned construction company based in West Hills. We are not a sales office that hands your project off to whoever is available. When you hire us, our own crew does the work. That is why our clients keep coming back and referring us to their neighbors.

What We Build: ADU Construction Services

Every property is different. Here is what we handle when we build an ADU for you.

Detached ADUs

Standalone units built in your backyard, separate from your main home. We build detached ADUs up to 1,200 square feet with full kitchens, bathrooms, living areas, and private entrances. These are complete homes that happen to be in your yard.

Garage Conversions

Turn your existing garage into a fully permitted living space. We handle structural upgrades, insulation, new flooring, plumbing, electrical, HVAC, and all interior finishes. Garage conversions are one of the most affordable ways to add an ADU because the shell is already there.

Junior ADUs

A junior ADU is a smaller unit (up to 500 sq ft) built within your existing home. It can be a converted bedroom, attached garage, or unused space. JADUs are a great option if you want a lower-cost way to add a rental unit or space for a family member.

Design & Planning

We work with you and our architect partners to design an ADU that fits your lot, meets city requirements, and matches what you need. Floor plans, elevations, material selections, and 3D renderings so you can see it before we build it.

Foundation & Framing

For new construction ADUs, we pour concrete foundations, frame walls, install roof trusses, and build the structural shell. Every foundation is engineered for your specific soil conditions and every frame is built to California seismic code.

Plumbing & Electrical

Full plumbing rough-in and finish for kitchens and bathrooms. Complete electrical systems including panel installation, wiring, outlets, switches, and lighting. We connect to existing utilities or run new service lines as needed.

Interior Finishes

Drywall, paint, flooring, cabinets, countertops, fixtures, and appliances. We finish every ADU to the same quality standard as a regular home. You pick the materials and finishes, and we install everything with care.

Permits & Compliance

We handle the full permit process with the City of Los Angeles or your local jurisdiction. Plan check submissions, corrections, inspections, and certificate of occupancy. You do not have to deal with the building department at all.

ADU Projects We Have Built

Real projects, real results. Here are some of the ADUs and construction projects we have completed for homeowners across Los Angeles.

Why Homeowners Choose Luz Builders for ADU Construction

We do not hand your ADU project off to subcontractors. Our own licensed crew handles foundation, framing, plumbing, electrical, and finishes. You deal with one company and one project manager from day one to move-in day.

Honest Pricing

ADU projects are a big investment. You get a detailed written estimate that breaks down every cost so you know where your money is going. No hidden fees, no surprise change orders halfway through the build. The price we quote is the price you pay.

Permits Handled

ADU permits in Los Angeles involve plan check, structural engineering, Title 24 energy compliance, and multiple inspections. We handle the entire permit process and deal with the building department so you do not have to.

On-Time Delivery

We know ADU timelines matter. Whether you are counting on rental income or need the space for family, we stick to the schedule. We give you a realistic timeline upfront and keep you updated every week so there are no surprises.

What Our Clients Say

Our ADU Construction Process

We keep it straightforward. Here is what happens when you hire us to build your ADU.

1

Free Property Consultation

We come to your home, walk your property, and talk about what you want to build. We check your lot size, setbacks, utility access, and zoning. Then we give you a realistic idea of what is possible, how much it will cost, and how long it will take. No cost, no pressure.

2

Design & Permits

We work with our architect to create plans that meet your needs and comply with city codes. Once you approve the design, we submit plans to the building department, handle plan check corrections, and pull all required permits. This step usually takes 4 to 12 weeks depending on your city.

3

Site Prep & Foundation

Once permits are approved, we prepare the site. For new construction ADUs, that means grading, trenching for utilities, and pouring a concrete foundation. For garage conversions, we upgrade the existing slab or foundation as needed. We connect sewer, water, and electrical service lines.

4

Construction

Our crew builds the structure from the ground up. Framing, roofing, windows, doors, plumbing rough-in, electrical wiring, HVAC, insulation, drywall, flooring, cabinets, countertops, fixtures, and paint. You get regular updates and direct access to your project manager throughout.

5

Final Inspection & Move-In

When construction is complete, we schedule the final inspection with the city. Once we pass and get the certificate of occupancy, we do a walkthrough with you to check every detail. Then we clean everything up and hand over the keys to your new ADU.

ADU Construction FAQ

How much does it cost to build an ADU in Los Angeles?

ADU construction costs in Los Angeles typically range from $150,000 to $350,000 depending on size, type, and finishes. A garage conversion usually starts around $100,000 to $180,000 since the shell already exists. A new detached ADU from the ground up runs $200,000 to $350,000 or more depending on square footage and features. Junior ADUs (under 500 sq ft within the existing home) can cost $80,000 to $150,000. We provide a detailed written estimate after visiting your property so you know exactly what to expect.

How long does it take to build an ADU in Los Angeles?

Most ADU projects take between 6 and 12 months from permits to move-in. The permit and approval process with the City of Los Angeles usually takes 4 to 12 weeks depending on the complexity. Actual construction for a garage conversion typically takes 3 to 4 months. A new detached ADU takes 4 to 6 months to build. We give you a clear timeline before we start and keep you updated throughout the project.

Do I need a permit to build an ADU in Los Angeles?

Yes, all ADUs in Los Angeles require building permits. You will need approvals for the structure, plumbing, electrical, and mechanical systems. The good news is that California state law has streamlined the ADU permit process significantly since 2020. Most cities cannot deny a compliant ADU application. We handle the entire permit process for you, including plan submission, corrections, and scheduling inspections.

Can I convert my garage into an ADU?

Yes, garage conversions are one of the most popular and cost-effective ways to add an ADU to your property. In Los Angeles, you are allowed to convert an existing garage into a living space. The city no longer requires you to replace the parking spaces in most cases. We handle the structural upgrades, insulation, plumbing, electrical, HVAC, and all interior finishes to turn your garage into a fully permitted living unit.

What is the maximum size for an ADU in Los Angeles?

In Los Angeles, a detached ADU can be up to 1,200 square feet. An attached ADU can be up to 1,200 square feet or 50% of the existing home, whichever is less. A junior ADU (JADU) can be up to 500 square feet and must be within the existing home footprint. These rules apply to most single-family residential zones. We help you figure out the maximum size allowed on your specific property based on lot size, setbacks, and zoning.

Can I rent out my ADU for extra income?

Yes. ADUs in Los Angeles can be rented out as long-term rentals. Many homeowners build ADUs specifically for rental income, and a well-built ADU in the San Fernando Valley can generate $1,500 to $3,000 or more per month depending on size and location. Some homeowners use them for family members and then rent them out later. We build every ADU to the same quality standard whether it is for family or tenants.

Types of ADUs You Can Build in Los Angeles

California law allows several types of accessory dwelling units. The right one for you depends on your property, your budget, and what you plan to use it for:

  • Detached ADU: A standalone structure built in your backyard, completely separate from your main home. Up to 1,200 sq ft. This is the most common type and gives you the most flexibility for layout and design.
  • Attached ADU: Built as an addition to your existing home, sharing at least one wall. Up to 1,200 sq ft or 50% of your home's square footage, whichever is less.
  • Garage conversion: Your existing garage is converted into a living unit. This is usually the most affordable option because the shell is already built. Los Angeles no longer requires replacement parking in most cases.
  • Junior ADU (JADU): A small unit up to 500 sq ft created within your existing home. Must have its own entrance and a cooking facility. Can share a bathroom with the main house.

Los Angeles ADU Laws and Regulations

California has made it easier than ever to build an ADU. Here are some key rules that apply in Los Angeles:

  • No owner-occupancy requirement for ADUs (as of January 2020). You do not have to live on the property to rent out your ADU.
  • No parking requirements in most cases. Converting your garage does not require you to add replacement parking.
  • Reduced setbacks: Detached ADUs only need 4-foot side and rear setbacks. No front setback requirement for conversions of existing structures.
  • No impact fees for ADUs under 750 sq ft. Larger units may have reduced fees.
  • Streamlined approvals: Cities must approve or deny ADU applications within 60 days. Most compliant applications cannot be denied.
  • You can build both an ADU and a JADU on the same single-family lot.

The rules change regularly, and local ordinances can add additional requirements. We stay current on all ADU regulations so you do not have to.

ADU Trends in Los Angeles (2025-2026)

Here is what we are seeing from homeowners building ADUs in the West Hills and Woodland Hills area right now:

  • Two-bedroom ADUs for rental income: Homeowners are maximizing the 1,200 sq ft allowance to get higher rental returns
  • Garage conversions for aging parents: Single-story, accessible living right on the family property
  • Modern farmhouse and contemporary styles that complement the main home instead of looking like an afterthought
  • Energy-efficient builds with mini-split HVAC, tankless water heaters, and LED lighting throughout
  • ADUs with private outdoor space: Small patios, landscaping, and fencing to create separation from the main house
  • Pre-wired for EV charging as more tenants and family members drive electric vehicles

We build whatever style and layout works best for you. Whether you want something that blends in with your existing home or a completely modern standalone unit, we can make it happen.
